Booking terms

These terms apply to bookings made on casa-oliveta.com. By booking, you confirm you have read and accept them. Bookings made on Airbnb or Booking.com follow those platforms’ terms.

1. The house. The whole house is rented for holiday use, for up to 8 guests. Holiday rental CV-VUT0509458-A, managed by SHEFA Business Consulting, S.L.

2. Price. The nightly price covers the whole house for up to 6 guests, VAT and final cleaning. The 7th and 8th guests pay €55 per person per night. The total is shown before payment and confirmed by email.

3. Booking and payment.

• A 30% deposit is paid by card through Stripe when you book. The booking is confirmed when you receive our confirmation email.
• The remaining 70% is paid 30 days before arrival.
• Bookings made less than 30 days before arrival are paid in full. [PENDING: confirm]

4. Cancellation by you. [Choose one option and delete the other]

• Option A (what the website says today): free cancellation up to 24 hours before arrival, with a full refund. Within 24 hours, or if you don’t show up, 100% is charged.
• Option B: free cancellation up to 30 days before arrival, with a full refund [or: everything except the deposit]. Within 30 days, or if you don’t show up, 100% is charged.

To cancel, email [PENDING: email]. Refunds go back to the same card within 14 days. Leaving early does not give the right to a refund.

5. Cancellation by us. If, for reasons beyond your control, we cannot provide the house, we refund everything you have paid.

6. Right of withdrawal. As this is accommodation for specific dates, the 14-day withdrawal period for distance purchases does not apply (Art. 103.l, Spanish Royal Legislative Decree 1/2007). The cancellation policy in point 4 applies instead.

7. Arrival and departure.

• Check-in from 4 pm; earlier only if the house is ready and we confirm it.
• Check-out by 11 am. No late check-out.
• The keys are in a lockbox by the door; the code arrives by WhatsApp on the day of arrival.

8. Guest registration. Spanish law requires us to report the details of all guests aged 14 and over to the Ministry of the Interior (Royal Decree 933/2021). We will ask for ID documents before arrival. Without them we cannot hand over the house.

9. House rules.

• Children aged 10 and over: the pool steps have no handrail and the house is on four levels.
• No pets.
• No more guests than booked.
• The heated pool can be used until 9 pm. Under-18s always with an adult.
• [OPTIONAL: no parties or events; quiet hours for the neighbours from 11 pm to 8 am.]
• Damage caused during the stay is the guest’s responsibility [PENDING: and is deducted from the security deposit].

10. Complaint forms. Official complaint forms (hojas de reclamaciones) are available at the house, as Valencian regulations require. Please write to us first: most things are solved by talking.

11. Governing law. These terms are governed by Spanish law. Consumers may go to the courts of their place of residence.
